Checking to see if your roof’s decking and rafters are water soaked, is not a simple process. Most residential homes in Florida have decking and rafters that are made of wood.  From insects, and leaks…your structure can be at risk at any given time!

If there is any damage to your roof that needs repair, an inspection of the roof must be completed. Florida Building Code R908.3 states, “New roof coverings shall not be installed without first removing all existing layers of roof coverings where the existing roof or roof covering is water soaked or has deteriorated to the point that the existing roof or roof covering is not adequate as a base for additional roofing.”

Roofers legally cannot attach any new materials to a damaged substrate.

ROOF DECKING REPLACEMENT IN JACKSONVILLE FL

A roof’s decking must be structurally stable to attach all Florida approved roofing material. If the wood decking and rafters are water soaked, all of the affected decking will need replacing.

OSB swells and deteriorates quickly with very little water. On the other hand, plywood decking undergoes delamination. The individual plys begin to separate, creating unnailable substrates, and shortens the life span of your roof.

Older homes are commonly found with splits, or structure compromising knots in the one by four, one by six, and one by eight board decking.  With so many varieties, replacing the decking is a much larger task to tackle than an ordinary exterior roof replacement.  You’ll want to choose a qualified company to complete the project.
