Checking to see if your roof’s decking and rafters are water soaked, is not a simple process. Most residential homes in Florida have decking and rafters that are made of wood.  If not constructed to code or well maintained, the structure can be at risk of insects and moisture at any given time!

If there is any damage to your roof that needs repair, an inspection must be completed. Florida Building Code R908.3 states, “New roof coverings shall not be installed without first removing all existing layers of roof coverings where the existing roof or roof covering is water soaked or has deteriorated to the point that the existing roof or roof covering is not adequate as a base for additional roofing.”

Roofers legally cannot attach any new materials to a damaged substrate.

All damages assessed on a roof will also need the decking thoroughly examined. If the decking is compromised, it is removed and the underlying structures are also inspected. Many roofing companies will quote a set price before assessing the decking. Once they open the roof up and find there is much more damage than they originally quoted, they may end up cutting corners in order to make up for the shortage.

A roof’s decking must be structurally stable to attach all Florida approved roofing material. If the wood decking and rafters are water soaked, all of the affected components will need replacing.

OSB swells and deteriorates quickly with very little water. On the other hand, plywood decking undergoes delamination. The individual plys begin to separate, creating un-nailable substrates, and also shortening the life span of your roof.

Older homes are commonly found with splits, or structure compromising knots in the one by four, one by six, and one by eight board decking.  With so many varieties, replacing the decking is a much larger task to tackle than an ordinary roof replacement. You’ll want to choose a qualified company to complete the project.
