Should I Repair Or Replace My Roof?

You may have heard it said that an ounce of prevention is worth a pound of cure. This definitely holds true when it comes to your home’s roofing system. If you are wondering whether or not you should replace your roof, then there are several factors that come into play when weighing roof replacement versus roof repair. Keep in mind that putting off needed repairs can be a good way to save money in the short-term, but over the course of time it could end up costing more to delay repairing or replacing your roof.

New Roof or Repairs?

A few clues that you need to look for to know that it’s time to actually go and replace that roof and forget about repairing it all together if your roof has signs of moisture or water damage, it is a recipe for disaster because things can definitely get worse. If you are seeing signs in your home of brown spots located on your ceiling or if you’re experiencing some old, then it’s definitely time to consider a total roof replacement in blue of a repair.

Moreover, if your roof is more than 5 years old and is starting to leak, then you may have a problem related to the quality of the materials that the installer used or to the actual installation itself. If defective materials have led to your roof prematurely needing to be replaced, then it’s best to just go ahead and do the replacement using quality materials and a trusted roofer instead of pouring more money into a roof that’s destined to fail.

“Homeowners should always have an expert conduct a quick inspection on their roof to see if the home has sustained any damage from a fierce storm.”

So what are some options to consider?

SHINGLES ONLY REPAIRS

Replacing just the shingles is one option that a lot of homeowners look at, and this strategy works sometimes to restore the beauty and the functionality of your roof without being out a lot of money. Still, prior to deciding to go the shingle replacement route and forgo a total replacement of your roof, it is a good idea to have your roofer get in there and really inspect your roof to see if the underlayment or the roof’s flashing has damage that needs to be repaired first. There’s a significant difference between just a few shingles that were lost due to a windstorm and a leak that is damaging the overall structural integrity of the roof itself.

PATCHING

Another alternative to total roof replacement is simply patching up the areas of the roof that are damaged. Some owners go this route, and there’s nothing wrong with it if as is the case with replacing shingles, the underlayment and the structure of the roof is otherwise intact. Again, have your roofer to come out and do an inspection to determine if just patching the roof in the damaged area is enough to extend its lifespan without causing any additional damage to the roof.

ROOF OVERS

A third technique that is sometimes employed when it comes to saving off roof replacement is simply roofing over the existing roof. However, this is not always a good idea because when you roof over a damaged roof you are basically essentially just covering problems that may become painfully worse as time progresses. What’s more, you will essentially have two full layers of shingles to cover up a damaged roof, and this can amount to more weight than your local building codes allow for and can even turn dangerous if the roof were to fail.
